I want to live here, what do I do next?

A completed Application, Deposit, and Guarantee will hold the property for you on a first-come basis while your application is reviewed. This does not guarantee approval.

Once your application is approved you will be sent a confirmation email about the next steps. If your application is not approved you will be notified by email or phone and your deposit returned in full.

Application

To complete the application you will need following:

  • Government Issued Photo I.D. — Must have your photo, name, and address. Ontario law prohibits the use of health cards as I.D.

  • A recent T4, employer pay-stub, Notice of Assessment, or CRA Proof of Income Statement — T4's and pay-stubs must show the full document including employer's contact information and the applicant's name and annual or year-to-date (YTD) pay. Notices of Assessment must show the full document including the applicant's name and address, and the annual income. You may obscure SIN numbers if you prefer. Payment notifications (such as Interac E-Transfer Receipts and most other e-mailed deposit notifications) do not contain the information required to process the application.

  • A digital copy of ID and supporting documents — The image needs to be clear enough to read all the text. Free, dedicated scanning apps (such as Google Drive Scanner (Android) or Evernote Scannable (iOS)) work really well for this.

Deposit

To help expedite the process, we accept application deposits by Interac e-mail transfers. Detailed instructions on how to send your deposit will be sent with the application.

Guarantee

A Guarantee is required when an applicant in unable to qualify for a lease on their own. We make this available because we know that studying is a full-time job for most students. Additionally, they are usually living on their own and paying bills for the first time so they don’t have much credit history. Most students choose a Guarantor that is a parent or other close family member who is willing to complete the Guarantee and effectively let them 'borrow' credit history by securing the lease.
